Prior to the Brooks Corner Development, the 17 acre site was
home to over 100 mobile home tenants. The site required extensive
select clearing due to the city's new tree ordinance, demolition
of over 100 concrete pads and the excavation of over ten feet
of existing clays in the building areas. During the excavation,
unforeseen boulders were discovered and re-used as an alternate
to the designed keystone retaining walls. The concrete pads
were demolished, pulverized and also reused as select fill for
the building pads. |

Thirteen phases were required to complete this project due to
the coordination issues with the other retail shops which shared
parking with HEB. M&M showed its diversity as they performed
both sitework and demolition services on this project. The existing
HEB, along with portions of the existing retail shops, were
demolished to make way for a new store. We were able to recycle
some of the existing base into the new pavement saving HEB both
time and money. |

Kohl's

This Kohls retail shop is located in an interesting part of
San Antonio. The land is composed of both rock and clay, both
over sensitive aquifer recharge zone. Archeological areas of
interest were identified on the plans causing field crews to
be extra attentive of the possibility of hitting sink holes.
Selective clearing was performed to achieve Kohls desire to
keep the site as natural as possible. M&M handled all rock
excavation in-house to keep cost at a minimum. |

Lowes

The premier Lowes in San Antonio was constructed on the hill
that housed the infamous Callaghan Mansion. The hill dictated
the design of the parking lot which in turn effected the required
excavation for the building pad. The required 2% slope on the
parking lots necessitated a 25 foot cut into caliche on one
corner of the building pad. Although we were under constant
scrutiny from the recently passed tree ordinance during the
duration of the project, M&M crews still managed to finish
the project on time by utilizing 6 day work weeks. |

This project started with the demolition of Montgomery Wards,
Aldino's Italian restaurant and portions of the parking lot.
Other department stores at Crossroads mall were still in business
so coordination was crucial. Temporary vertical shoring was
required during the thirteen foot excavation for the building
pad, which was filled in with recycled asphalt, curb and base
material from the demolished parking lot. Soft spots that were
encountered during cut and fill operations had to be pumped
until proper approval. At project completion, the owner received
money back for the savings from reusing existing material. |
