Prior to the Brooks Corner Development, 17 acres of the 65 acre site was home to over 100 mobile home tenants. The site required extensive select clearing due to the city’s new tree ordinance, demolition of over 100 concrete pads and the excavation of over ten feet of existing clays in the building areas. During the excavation, unforeseen boulders were discovered and re-used as an alternate to the designed keystone retaining walls. The concrete pads were demolished, pulverized and also reused as select fill for the building pads.
